Jamaica Update: Three Resorts Reopening 🇯🇲
Dunn’s River, Negril, Royal Plantation and Ochi reopened in December 2025 after Hurricane Melissa. Sandals is spending $200 million rebuilding the other three under its Sandals 2.0 design, and all three are booking now for stays after they reopen.

These are not repairs. All three come back with new pools, new restaurants, and new room categories under the Sandals 2.0 design you see at Sandals Saint Vincent and Sandals Dunn’s River. Jamaica goes from four open Sandals resorts to seven, and 2027 is the first full year all three operate.

Stay at One, Play at Two in Jamaica
Four of the seven resorts come with a second Sandals nearby. You can use the partner resort’s restaurants, bars and beach, and Sandals provides the transport between them. The catch is that two of the three pairings only work in one direction.

Montego Bay: the two-way pair
Sandals Montego Bay and Sandals Caribbean Cay are about ten minutes apart, and guests at either one get the other. Both reopen December 18 after the rebuild, so this is the only exchange in Jamaica where both resorts will be brand new.
Ocho Rios: everyone shares Ochi
Dunn’s River and Royal Plantation both include Sandals Ochi. Ochi guests get neither of them. That makes the choice simpler than it looks: book Dunn’s River or Royal Plantation and Ochi’s 16 restaurants and Beach Club come with the trip. Book Ochi and you have one resort, a big one.
Negril and South Coast: on their own
Neither has a Sandals close enough to share. Negril is ninety minutes from the Montego Bay pair, and South Coast sits alone inside its nature preserve. What you book is what you have for the week, which matters most at Negril with eight restaurants.

1. Sandals Dunn's River
Golf Included
Sandals rebuilt Dunn’s River top to bottom and reopened it in May 2023, and I visited after the rebuild. Of the four open resorts, this is the one I send most couples to.
It is also the easiest way to get two resorts in one trip. Sandals Ochi is included, so you sleep somewhere modern and quiet and still have Ochi’s restaurants and Beach Club ten minutes away.
Why we love Sandals Dunn’s River
- The main pool. A glass-walled infinity pool that runs right up to the beach. It is my favorite pool at any Sandals in Jamaica.
- Rooms with their own water. Beachfront SkyPool Suites have a private infinity pool facing the sand. The Coyaba Sky Rondovals add a private hot tub, a swim-up pool and a rooftop terrace.
- Ochi and golf included. Full access to Sandals Ochi’s restaurants, bars and amenities, plus greens fees at Upton Estate.
Key things to consider
- Ninety minutes from Montego Bay. That is three hours of your trip in a van. Ian Fleming (OCJ) is thirty minutes away, with American flying nonstop from Miami on Wednesdays and Saturdays.
- Few entry-level rooms. There are only two entry-level room categories, and they sell out first. If you want Luxury level rather than Club or Butler, book early.
Dunn’s River Falls is a great time – lock hands with your fellow travelers for the 960 ft climb up the waterfalls! Late afternoon is the best time to go to avoid the cruise ship rush in the morning.
2. Sandals South Coast

South Coast is the quiet one. It sits on a two-mile beach inside a 500-acre nature preserve on Jamaica’s south shore, well away from the Montego Bay and Ocho Rios crowds.
It is one of two Sandals in Jamaica with overwater bungalows, and it has an overwater chapel, which makes it one of the better wedding resorts on the island.
Why we love Sandals South Coast
- Overwater bungalows. Your own villa directly over the water, with butler service.
- A two-mile private beach. Long enough that it feels like you have the coast to yourself.
- Floyd’s Pelican Bar. A shack on a sandbar offshore, reachable only by boat, and one of the strangest and best bars anywhere.
Key things to consider
- No sister resort. There is nothing close enough to share, and very little to do off the property. If you like walking down the beach to find a bar, book Negril.
- Nobody has stayed in the new version yet. I loved the resort before the rebuild, and what Sandals has shared looks great, but that is all anyone has to go on until November.
- Sea urchins in the shallows. Bring water shoes.

3. Sandals Caribbean Cay

This is the resort that used to be Sandals Royal Caribbean. Sandals renamed it for its private offshore island, Sandals Cay, and the rebuild takes it from 207 to 291 rooms.
It is the Jamaica pick for a private island and for overwater villas, fifteen minutes from the airport. Sandals Montego Bay is included, with complimentary round-trip transportation.
Why we love Sandals Caribbean Cay
- Sandals Cay. A private island a short water taxi ride off the beach, getting its own Parisol Beach Club.
- Overwater villas with glass floors. Each has a private pool, and they were my favorite overwater suites in Jamaica before the rebuild.
- A bigger main pool and a new restaurant. Suppa is the new one, built around Jamaican flavors.
Key things to consider
- Untested until December. Nobody has stayed in the rebuilt resort yet, and the new Oceanview Butler Suites do not arrive until June 2027.
- The surroundings are developed. Montego Bay is the busiest part of Jamaica. The remote feel is out on Sandals Cay, and you reach it by boat.
Swim in the Luminous Lagoon at night. The water lights up around you as you move.
4. Sandals Negril
Great Value
In my opinion, Negril has the best beach in Jamaica. The resort sits on Seven Mile Beach at the island’s western tip, with the pools and swim-up suites right along the sand.
It is also the most laid-back of the four open resorts, and after Ochi, the least expensive Sandals anywhere.
Why we love Sandals Negril
- Sunset from the sand. Negril faces west, so every evening ends on the beach.
- Nothing to organize. If your plan is to do very little for a week, this is the one.
Key things to consider
- No sister resort. Eight restaurants cover the whole stay, and the Montego Bay resorts are ninety minutes away. On a week-long trip, plan a few dinners in town.
- The beach is public. All beaches in Jamaica are public up to the high-tide mark, and vendors work this stretch. Sit a little further back from the water if that bothers you.
5. Sandals Royal Plantation
Stay at 1, Play at 2
Royal Plantation is the small one: 74 suites on a coral bluff, and every one comes with a butler. It is the quietest Sandals in Jamaica, and Sandals Ochi is included for the nights you want more going on.
Why we love Sandals Royal Plantation
- A butler for every suite. No other Sandals in Jamaica is all-butler.
- Two private coves. The beach is small, and it is tucked into its own coves below the property, so it feels like yours.
- Ochi on call. Round-trip transfers to Sandals Ochi are included, and so are greens fees at Upton Estate.
Key things to consider
- Great for a few nights, long for a week. Five restaurants and two pools means you will lean on Ochi for variety, and the Ochi Beach Club is a very different mood.
- Ninety minutes from Montego Bay. Ian Fleming (OCJ) is twenty minutes away if the Miami nonstop works for your dates.
6. Sandals Montego Bay

The original. Sandals started here more than forty years ago, and the resort sits on the longest private stretch of white sand I have walked at any Jamaica resort.
The rebuild reorganizes the whole property around a new main pool, with the lobby opening straight through to the water.
Why we love Sandals Montego Bay
- Ten minutes from the airport. The shortest transfer in Jamaica.
- New places to eat and drink. Buccan brings open-fire, family-style cooking to the island, and the new Parisol Beach Club is built on the site of the old swim-up bar, keeping the original bricks guests signed over the years.
- Sandals Caribbean Cay next door. Stay at One, Play at Two works both ways. You get access to two brand new resorts after the rebuilds.
Key things to consider
- The highest entry rate of all 17 Sandals. When it reopens in December, it is essentially a brand new resort so prices are up. Entry rates were $511 per person per night as of September 2026.
- You may hear the planes. They come in low over the water on approach. It did not bother me. If you are noise-sensitive, this is the resort where it matters.
7. Sandals Ochi
Great Value
Sandals Ochi combines lush greenery with the serenity of the Caribbean. Standing out with a massive 100 acre Garden Of Eden that has secluded getaways and private villas.
On the other hand, once you hit the beach, you will find one of the most vibrant beach clubs in Jamaica – The Ochi Beach Club. That is what makes this resort. It has the perfect yin and yang for privacy and excitement.
Why we love Sandals Ochi
- Sixteen restaurants. More than any other Sandals. Neptune’s, Mediterranean served on the sand, is my pick.
- The Ochi Beach Club. It surprised me. This is where the energy is in Ocho Rios.
- An overwater chapel. The aisle is glass, so you walk out over the water. More on Sandals weddings.
Key things to consider
- The exchange only runs one way. The official policy is Ochi guests do not get access Dunn’s River or Royal Plantation.
- It is big and it feels big. The hillside and the beach club are far enough apart that you will ride the shuttle rather than walk.
- Ninety minutes from Montego Bay. Ian Fleming (OCJ) is twenty minutes away.
If you want quiet, book the Butler Village. It is a good balance to the energy at the Beach Club.
Sandals Jamaican Resort Locations
Traveling to Jamaica
- Airports. Most flights land at Sangster (MBJ) in Montego Bay. Ian Fleming (OCJ) is twenty to thirty minutes from the three Ocho Rios resorts, with a nonstop from Miami on American on Wednesdays and Saturdays. Transfers from either airport are included.
- Club MoBay. I buy this pass every time I fly into Montego Bay. Someone meets you on arrival and walks you through immigration, and on the way home you wait in the lounge. Spots are limited, so reserve early.
- Immigration form. Fill out Jamaica’s online C5 declaration before you fly.
- Passports. US and Canadian citizens do not need a visa for tourist stays under 90 days. Your passport needs to be valid for your whole trip.
- Money and tipping. Taxes and gratuities are included at every Sandals. Off property, US dollars are accepted almost everywhere.
- Dress code. Some restaurants ask for slacks and collared shirts at dinner. Pack at least one outfit that works.
- Leaving. Plan to be at the airport three hours before your flight. Sandals times your transfer to match.
